Five things worth checking before you sign — from authority approvals to how a quote is actually put together.
Dubai has no shortage of fit-out contractors, and pricing alone rarely tells you who's actually going to deliver on time, to spec, and without a stream of change orders. A few practical checks go a lot further than a glossy portfolio.
Most commercial fit-out work in Dubai — office, retail or F&B — needs sign-off from the relevant authority: Dubai Municipality, Dubai Civil Defence, or the specific free zone authority if you're in DIFC, DMCC, TECOM or similar. A contractor who manages this as part of the scope saves you weeks of back-and-forth; one who leaves it to you is quietly passing you a project management job you didn't ask for.
Joinery, MEP and finishing are the trades most likely to cause delays when they're subcontracted out to third parties with their own schedules and priorities. A contractor with in-house joinery and MEP teams can coordinate directly, catch clashes earlier, and hold a single point of accountability when something needs to be redone.
A two-person outfit quoting a 5,000 sq ft office fit-out on a six-week timeline is either going to subcontract most of it or miss the date. Ask how many people will actually be on site, and whether that's realistic for your scope and deadline.
The gap between fit-out quotes is usually in the exclusions — furniture, signage, IT cabling, snagging allowance, or a specific finish upgrade. Ask for a clear scope of exclusions in writing before comparing price against price.
Retail, F&B and office fit-outs each have different regulatory and technical requirements — grease trap and extraction rules for F&B, accessibility and life-safety requirements for retail, acoustic and cabling standards for offices. A contractor's relevant experience matters more than years in business alone.
